Upstairs, every bedroom waits, each with its own smart TV. The primary suite features a California king and a 55-inch screen, with a private bath just steps away. Down the hall, three more bedrooms—two queens and a full—share a second full bathroom upstairs. A third bathroom, downstairs, means no one's ever far from one.
The kitchen is fully equipped and ready for real cooking, the dining table close enough that conversation never has to pause.
A smart lock means arrival is as simple as a code—no fumbling with keys, no waiting on anyone. Upstairs, a dedicated laundry room, iron and board included, makes it easy to stay ready for whatever the day has planned.
But the real heart of this house doesn't have a roof. French doors open wide, and the patio becomes just another room—one that happens to seat up to seventeen, while the Florida evening does the rest. This is where some of the best moments of the trip naturally unfold.

Armory Gardens feels unmistakably Tampa—outdoors, unhurried, and never far from a reason to gather.
Villa Brothers Park sits directly across the street—a track for an early run, picnic tables for the ones who packed lunch instead, a dog park where regulars know each other's dogs before they know each other's names. Basketball and pickleball courts stay busy well past sunset.
The Glazer Jewish Community Center is just as welcoming to day visitors as it is to members. The neighborhood fills in the rest—coffee before the day's begun, a smoothie after a workout, dinner that turns into another hour of conversation because nobody's quite ready to head home yet.
When you're ready to venture farther, Hyde Park Village, downtown, the University of Tampa, and the city's major sports venues are all just minutes away. Sparkman Wharf and Ybor City wait for evenings when you're looking for something livelier, while Tampa International Airport is close enough to make arrival feel unusually easy.

Know Before You Stay
A smooth stay begins with knowing what to expect. Here you'll find the practical details that matter before you book and before you arrive—from check-in and traveler access to house rules and parking.
Everything is here so there are no surprises, only a stay that feels considered from the start.
Booking & Travelers
To help ensure every traveler has a safe and enjoyable stay, we ask that all reservations follow the guidelines below.
- Valid government-issued photo ID (passport or U.S. driver's license) is required for the booking traveler.
- The primary traveler and all adult travelers must be at least 25 years old. Families traveling with their children are welcome, even when some family members are under 25.
- The home comfortably sleeps up to 8 travelers. A maximum of 12 people may be on the property at any one time, unless approved in advance.
- At least one registered traveler must be present whenever anyone is at the home.
- Visitors not included on the reservation are not permitted after 10:00 PM. Additional overnight visitors are subject to a $200 per person, per night fee. Unauthorized overnight visitors or repeated violations may result in termination of the stay.
- To preserve the residential character of the neighborhood, parties are not permitted. Gatherings involving unregistered visitors, food, alcohol, games, or celebrations—including birthdays, graduations, anniversaries, reunions, or themed events—or any event expecting more than five additional people require prior written approval.
Cancellation Policy
Florida weather occasionally has plans of its own. Here's how we handle it.
- A strict cancellation policy applies to bookings that are within 14 days of check-in.
- More than 30 days before check-in: full refund
- 15–30 days before check-in: 50% refund
- 14 days or less before check-in: non-refundable
- Major holidays, Carnaval, and New Year bookings are non-refundable
- In the event Tampa is under a hurricane-related shutdown, a cancellation policy of 50–100% applies depending on the severity and timing of the storm.
Check-In / Check-Out
Arrival and departure are designed to be simple and flexible. Check-in is at 3:00 PM local time and check-out is at 10:00 AM local time.
If your flight arrives early in the morning and you would like to check in during the morning, we encourage you to book the previous night as well so BVR can accommodate that early check-in. Otherwise, the most we can assure is secure storage for your luggage until the standard 3:00 PM check-in time.
- Check-in is self-service via smart lock, beginning at 3:00 PM local time.
- Check-out is by 10:00 AM local time.
- Detailed arrival instructions, including your personal access code, will be provided once your booking is confirmed and all required information has been received.
House Rules
A few simple expectations help keep the home in excellent condition for every traveler who stays after you.
- To keep the home fresh and enjoyable for every traveler, smoking and vaping are not permitted anywhere on the property. A public park directly across the street provides a convenient alternative for those who wish to smoke.
- Marijuana and all other illegal drugs are not permitted on the property.
- Please cover any outdoor furniture if it has been uncovered during your stay.
- Quiet hours are observed between 10:00 PM and 9:00 AM.
- Propane is not supplied for the outdoor grill.
Security & Monitoring
Your privacy matters, and so does the safety of the property. The following systems are in place for both.
- The home is protected by an ADT security system (interior alarm only; no cameras).
- Ring security cameras monitor the front entrance and rear patio/backyard. Recording remains active throughout each stay to help protect both travelers and the property.
- A refundable security deposit is required for all direct BVR reservations. The amount depends on the details of your stay and will be shown before payment.
Access & Off-Limits Areas
Nearly the entire home is yours to enjoy.
- Travelers have full access to the home, with the exception of the garage, the primary suite's closet, and the downstairs office and storage closet.
Scheduled Access & Maintenance
Some routine property maintenance may take place during your stay.
- A lawn care service visits on Thursday, Friday, or Saturday. Access is limited to the backyard gate only.
Parking & Getting There
Getting here should be one of the easiest parts of your trip.
- The private driveway comfortably accommodates up to four vehicles.
